Tenant Financial Obligations when renting through Rent.
Assured Shorthold Tenancies’ only
Holding Fee equal to one weeks rent - this can be lost if you fail to disclose any information that is relevant to the referencing process or if you fail to supply the required information.
Deposit equal to 5 weeks rent with annual rent under £50,000
Deposit equal to 6 weeks rent with annual rent over £50,000
£50 to provide a replacement key or attend with the management key (Business hours only, outside of this you will need to call a locksmith at tenants cost which will not be reimbursed)
£50 to make a change to a tenancy agreement at the tenants request
£30 to check into a property outside of business hours Monday to Friday 10.00 am to 16.00 (During these times there is no charge)
Reasonable costs charged should a tenant wish to break a tenancy before a break clause allows. Such cost will include the landlords re-letting fees and the fees to reference a new tenant. Rent will also be chargeable until a new tenant takes over the rent obligation.
Tenant Fee's payable when renting through Rent.
These fees apply to all non Assured Shorthold Tenancies
Admin % Referencing Fee - £300 for the first 2 adults
Admin % Referencing Fee - £100 for each subsequent adult
Guarantors Reference Fee - £100 per guarantor
Company Reference - £400
Tenancy Extension - £100

Possible Fee's with a non Assured Shorthold Tenancy Agreement
Dealing with repairs at the end of the tenancy which are deemed the tenants responsibility - £15 per repair
Removing unwanted tenant furniture at the end of a tenancy agreement - £150 plus the removal fee's**
Late Rent Payment(admin charge) - £25 per late payment
Nuisance letters issued due to complaints from neighbours/landlord - £25 per incidence
Follow up inspections due to tenant - £25 per visit
Surrender of the tenancy agreement before a break clause allows - £100***
*You may also be responsible for the inventory clerks fee's if a professional inventory was provided
**Our fee does not include the fee's payable to the remover and will be payable in addition to the fee stated above
***The tenant will be responsible for the landlords re-letting fee's payable to Rent.hemel Hempstead
